D.C. will soon launch a search for developers to remake the United Medical Center property in Washington Highlands, as the city-owned hospital winds down operations and a replacement facility prepares to open its doors in Congress Heights.

The UMC property is currently zoned RA-1, which permits “institutional and semi-public buildings” compatible with residential uses and that are excluded from more restrictive residential areas. The zoning supports “low-to-moderate-density development, including detached dwellings, rowhouses, and low-rise apartments,” according to D.C.’s Zoning Handbook.

The site is valued at $3.7 million, according to D.C. property records.

D.C. officials for more than a decade have eyed redevelopment options for the UMC site, located on D.C.’s border with Prince George’s County.
