Thursday an exciting day for the District, as Mayor Boswer and DMPED made several announcements including a $500M wellness resort coming to the Anacostia waterfront and two new Vitality Fund recipients, ROKK Solutions and Invariant. At the Partnership, we were especially proud to work with ROKK Solutions and Colliers on this project.

Mayor Bowser announced two companies, ROKK Solutions and Invariant, who will expand their footprint in Washington, DC through the Vitality Fund, together creating 115 new jobs, retaining 130 jobs, and leasing nearly 37,000 square feet of office space in Downtown DC.

The Therme DC project is estimated to generate: 

  • $1.5 billion in tax revenue over 25 years,
  • 5,000 local construction jobs during development, and 
  • 720 permanent jobs upon completion.

Indiana University Foundation Inc. paid $17.5 million for 1619 Massachusetts Ave. NW, according to deed records, or roughly $308 per square foot. The deal was expected, as the foundation filed plans with the D.C. Zoning Commission in the fall for the adaptive reuse of the 56,773-square-foot building with event, meeting and academic spaces, offices and dorm rooms for 35 to 40 Indiana University students. SmithGroup is Indiana University’s architect for that project.

The eight-story, 1960s-era property will become the university’s new D.C. campus, per public filings, once its interior is modernized with new finishes, fixtures and lighting, upgraded elevators and new restrooms on each level. Known as the Benjamin T. Rome Building, 1619 Mass has a 2025 assessed value of $43.8 million, according to the D.C. tax office.

Avelo first arrived at IAD in July with twice-weekly service to and from Tweed-New Haven Airport in New Haven, Connecticut. The carrier’s expansion at Dulles came as part of a broader announcement on Tuesday to launch 13 new routes in airports across the country.

The carrier’s growth at Dulles follows other low-cost peers that began initial service at the airport over the past year.

Adam Shulman, who was the hospitality, entertainment and gaming company’s director of nightlife and events for nearly seven years, is eyeing a mid-April opening for the Lobby Bar. The roughly 2,000-square-foot restaurant at 224 Seventh St. SE is replacing Boxcar Tavern, which closed in summer 2024 after a run of nearly two decades.

The Washington Commanders have tapped one of the key developers behind Amazon.com Inc.‘s second headquarters to lead its effort to build a new stadium somewhere in the D.C. area.
