The city on Tuesday released its draft master plan for the 180-acre campus along the Anacostia River, set to be anchored by a 70,000-seat stadium for the Washington Commanders.
Three of the six districts — the Kingman Commons, the Riverfront District and the Plaza District — are imagined to consist of between 5,000 and 6,500 homes, 30% of which would be affordable, and a mix of other uses.
The Washington Commanders are putting up $2.7B to build the football stadium, while D.C. has allocated $1.1B for infrastructure and the sports complex.
The $35.6 million investment will transform the historic Alexander Crummell School into a modern community destination for residents of all ages.
Construction is expected to be completed in spring 2028. The community center was designed by DLR Group and will be constructed by GCS-Sigal under the management of DGS Project Manager Jose Lopez.
Since 2015, Mayor Bowser has invested more than $600 million in recreation and aquatic center projects across the city.
The agency is relocating from leased space at 4330 East-West Highway to 441 G St. NW, a federally owned building that is also the headquarters of the Government Accountability Office.
The CPSC will occupy about 88,000 square feet at the massive GAO building, or about 30% less space than the 126,000 square feet it leases at 4330 East-West Highway, part of a three-building complex known as Bethesda Towers. The agency expects to complete the move in October.
“By transitioning from privately leased office space to an existing government-owned facility, we’re reducing costs, making better use of federal assets, and creating a modern headquarters that better supports our critical safety mission,” acting CPSC Chairman Peter Feldman said in a statement.
The company has signed a lease at Georgetown Park, taking over the former J.Crew space at 3262 M St. NW, according to signage at the new location first spotted by PoPville.
The J. Crew there was 22,000 square feet. The Georgetown Park website indicates the store will open this fall.
Uniqlo currently operates one store in the District at Union Station, with additional locations in Pentagon City, Bethesda, Silver Spring and Tysons Corner.
The D.C. developer is headed to the Zoning Commission for design review and approval of a seven-story, 160-room hotel at a vacant site on Howard Road SE.
“It represents a significant economic development opportunity for Wards 7 and 8 and helps address a longstanding lack of hotel accommodations in this part of the District,” Redbrick said in zoning filings.
Bridge District, located near the eastern end of the Frederick Douglass Memorial Bridge, is expected to grow to 2.5 million square feet and cost $1.5 billion at buildout.
Starwood Property Trust is in the midst of transforming a long-vacant D.C. office building into around 270 apartment units, Bisnow has learned, marking the latest in a steady stream of conversions in the city’s downtown.
A covenant filed with the D.C. Recorder of Deeds earlier this month outlines the first details of a conversion plan for 1200 K St NW.
According to the filing, the lower and first floors of the property are set to house retail and amenity space, while floors 2 through 12 will turn into 269 apartment units. On the roof, the mechanical penthouse level will be transformed into additional residential units and amenity areas, including a swimming pool.
Capitol Hill Corner reported earlier this week that City Trends Development has broken ground on a new residential project at 10th and H Street NE, across from Ben’s Chili Bowl. The project will bring 49 units and four ground-floor retail spaces to the corridor, a scaled-back count from the roughly 80 units originally floated when plans for the site first surfaced in 2023.
As with the original proposal, the project will retain the existing H Street façade and party wall rather than demolishing them outright. Demolition work is underway and the targeted completion date is late next year.
