Friendship Heights is one of DC’s most amenity-rich neighborhoods; with multimodal transportation options, access to excellent schools, destination and local retail, and easy transit connections to both downtown DC and Bethesda, the neighborhood offers enormous potential to expand housing capacity. Friendship Heights straddles the DC/MD border and includes the Village of Friendship Heights in Maryland and the commercial areas surrounding Wisconsin Avenue. New developments in the pipeline will bring more than 1,350 new residential units over the next few years.

Friendship Heights Development Pipeline

  • Lisner-Louise-Dickson Hurt Home: Urban Atlantic has delivered a new four-story building with 93 affordable housing units for seniors.
  • Tishman Speyer purchased Mazza Gallerie in 2021 and redeveloped the building into 325 multifamily units and 90,000 SF of retail space (2025 delivery). TJ Maxx just reopened, Total Wine opened in November 2025, and more retailers are to be announced.
  • Federal Realty is proposing to redevelop the neighborhood’s Friendship Center into a mixed-use building with 320 residential units (49 affordable) above 14,000 SF of retail.
  • Donohoe Development & Carr Properties plan to redevelop 5500 Wisconsin Avenue into 300 residential units (45 affordable) + 11,000 SF of retail.
  • 5151 Wisconsin Avenue will be redeveloped into 210 residential units (23 affordable) + 1,700 SF of retail.
  • 4201 Garrison Street will be redeveloped into 120 new residential apartments, including some affordable units.
  • In total, there are more than 1,000 new residential units in various stages of entitlements and permitting.
