Development Pipeline

  • 2 L STREET NW: MRP Realty, CSG Urban Partners, and Taylor Adams Associates are redeveloping two District parcels, including the former Temple Courts, totaling 3.5 acres. Construction of 220 mixed-income apartments is underway, and the phased project will ultimately yield a total of 738 residential units and approximately 56,000 SF of retail across three buildings.
  • SURSUM CORDA: Arriving in 2022, the first phase of the 6.7 acre redevelopment will bring 562 new residential units to the community.
  • L STREET & NEW JERSEY AVE NW: In March 2021, the District announced a forthcoming RFP to convert a 15,000-SF surface parking lot as part of a faith-based housing initiative in collaboration with Southern Baptist Church.

$80.6 Million

The $80.6 M 2 L Street (Phase I)
project is being supported by DCHFA through $29.9M in tax-exempt bond financing, $17.4M in 4% LIHTC, and a $13.8 M loan from the Office of the Deputy Mayor for Planning and Economic Development.

New Communities Initiative

Led by the Office of the Deputy Mayor for Planning and Economic Development, the District program seeks to revitalize severely distressed subsidized housing with the goal of creating vibrant mixed-income communities. More than 500 units across 3 buildings (SeVerna I, SeVerna on K, and 2M) have delivered to date, with hundreds more to come.
