With the closing of the 110-acre Walter Reed Army Medical Center in 2011, the DC government is actively planning to integrate the campus into the surrounding neighborhoods.
In October 2016, 67 acres were transferred to the DC government to make way for five million SF of redevelopment led by the joint venture of Hines, Urban Atlantic and Triden Development.
Children’s National Health Research Center
Children’s National Medical Center plans to build a $250 – $300 million, 400,000 SF medical research facility on 12 acres of the Walter Reed campus. The site was transferred to Children’s National Medical Center in November 2016.
The Parks at Walter Reed
67 acres of the former Walter Reed Hospital campus will be redeveloped into 2,160 residential units, 236,000 SF of retail space, 310,000 SF of office space, 20 acres of open space along with a hotel/conference center, art, educational and medical uses.
Residential & Retail Growth
- A new 56,000 SF Harris Teeter grocery store will anchor a mixed-use project with 198 residential units at Georgia and Eastern Avenues.
- Georgia Row is a 63 stacked townhouse condominium project currently under construction in the 7200 block of Georgia Avenue across the street from Walter Reed.
Great Streets Retail Small Business Grants
Georgia Avenue is a designated Great Streets corridor. As funds become available small businesses can apply for grants to cover capital improvements and certain soft costs. In 2017, up to $50,000 was awarded per location.
