A Look at: Washington Gateway Retail Center, The Shops at Rhode Island Place, Brookland House and Capitol Overlook
Washington Gateway Retail Center
The Fort Lincoln neighborhood of Ward 5 is becoming a hub for development activity. The area will soon welcome Washington Gateway Retail Center, a mixed-use development that is expected to break ground in 2006. The project will be located at New York and South Dakota Avenues and is part of the Fort Lincoln New Town development.
The 400,300-square-foot destination retail center will include a warehouse shopping club, grocery store, a mix of neighborhood and regional retailers, restaurants and other service providers. Current project plans call for 2,000 surface parking spaces.
The Peterson Companies is the developer for the project with the National Capital Revitalization Corporation (NCRC) facilitating the project’s development. The estimated cost of the project is $58 million.
The Shops at Rhode Island Place
Currently in the planning stages of development is The Shops at Rhode Island Place. This mixed-use project will be constructed on an 8.9-acre site located at Rhode Island Avenue and Brentwood, NE adjacent to the Rhode Island Metro station.
The entire project measures 375,951 total square feet and will feature 270 traditional and urban-loft style apartments. Also included is a three-story, 200-space parking garage with an additional 130 spaces available at grade. The 70,000 square foot retail component will locate along a central access corridor that includes a landscaped boulevard.
Groundbreaking for this project is set for September 2006 with a 2008 targeted delivery date. A&R Development Corporation/ Mid-City Urban LLC/Graimark-Walker are the developers for the project and Lessard Commercial Inc. serves as the architectural firm. The estimated cost of this development is $61 million.
Brookland House
One of the newest condominium projects being developed in Ward 5 is Brookland House. The distinguished brick architecture compliments the open floor plans, high ceilings and oversized windows of the new development. The former 26-unit apartment building will be converted into 26 condominiums.
Brookland House is located at 2615 4th Street, NE and is within walking distance of the Rhode Island Metro station and a new Giant Foods grocery store. The large one bedroom units are currently on sale and are being handled by UrbanLand Company Real Estate Brokers.
Capitol Overlook
The recently completed Capitol Overlook project delivered in late 2004. The new townhome condominium development is located at 211-221 R Street, NE, in the Ledroit Park neighborhood. It features an “aluminum techno look,” floor to ceiling windows and a loft space that overlooks the living room.
The 12-unit, two-level, two bedroom, two bath townhome condominiums offer individual parking spaces behind each unit, hardwood flooring and a host of other top-of-the-line features. The units measure between 1,400 – 1,700 square feet with prices starting in the $400’s. This project was developed by Kady Development and was estimated to cost
$4.6 million.
