Ward 6 Development Highlights

Below are a few of the development projects under construction and near completion in Ward 6.

City Vista

Currently under construction in Ward 6 is CityVista. Expected to deliver in 2008, this major mixed-use redevelopment project is located at 5th and K Streets, NW

The project will include 441 condominiums and 244 apartment units, a 55,000 square foot urban lifestyle Safeway grocery store and 62,000 square feet of retail, restaurants and other services. The residential units will encompass three buildings- The L with 149 condominiums; The K with 292 condominiums and The V with 244 apartments. Twenty percent of all residences are reserved as affordable units for households earning between 30 and 80 percent of area median income.

Developers for this 700,000 total square foot development include Lowe Enterprises Real Estate Group, Bundy Development Corporation and Neighborhood Development Company. The National Capital Revitalization Corporation and subsidiary, RLA Revitalization Corporation (RLARC) are facilitating the development.

Torti Gallas & Partners and Michael Marshall Architecture serve as the architects for the $210 million project.
20 M Street

20 M Street is a 10-story, 190,633 square foot Class A office building. Offering four levels of below-grade parking, the building will be located directly across from the Navy Yard Metrorail station.

The building is scheduled to deliver fall 2007 and will be the first office building to be seen as traffic enters the Southeast submarket along M Street from South Capitol Street. 20 M Street will provide 180,633 square feet of office space and 10,000 square feet of retail.

The building has been designed to be “Green” and will be environmentally friendly, with special emphasis placed on energy and resource conservation and the provision of a healthy indoor environment for tenants and visitors.

The estimated cost for the project is $55 million. Lerner Enterprises is the developer and WDG Architecture PLLC serves as the architects for this project.

The Sonata

As one of two grand towers that act as gateways into Mount Vernon Place from Massachusetts Avenue, The Sonata will serve as a dramatic entry for the Mount Vernon Triangle area.
The 12-story building broke ground earlier this year and will feature 75 condominium units with loft-style design and eight penthouses. Prices start in the $300s. Mount Vernon Place is a mixed-use development within the Mount Vernon Triangle consisting of one million square feet of office and commercial space and one million sq. ft. of residential development.

The Sonata development totals 75,000 square feet and offers 10,000 square feet in retail. The estimated cost for the project is $23 million and it is expected to deliver late-2006.

Quadrangle Development and Wilkes Company are the developers and Eric Colbert & Associates/Hartman-Cox serve as architects.
