Ward 2: Development Highlights

Below are a few of the development projects under construction and near completion in Ward 2.

Twenty-two West
Set to break ground in August 2005 is Twenty-two West, a mixed-use project by EastBanc Inc. Located at 1177 22nd Street, NW, this new 10-story condominium development will have 8,500 square feet of ground-floor retail. The site currently is the location of an Exxon gas station, which will remain in place as the site is being developed.

Twenty-two West is scheduled to deliver in late-fall 2007 with 96 condominiums ranging from one-to-three bedroom units. The average unit will measure 1,450 square feet and will feature high-end amenities. Prices per unit range from $600,000 to over $2 million. Residents will be treated to luxurious amenities such as a rooftop pool, terrace, designated parking spaces, meeting room and fitness center.

The estimated cost for this 270,000 total square foot development is $44 million. Shalom Baranes Associates is serving as the architect for the project.

Portrait Building
The recently completed Portrait Building is an eight-story class-A office space, located at 701 8th Street, NW on the corner of 8th and G Streets, NW. The Portrait Building is situated within downtown DC and is in walking distance from the MCI Center, Chinatown and Gallery Place.

The office building is approximately 140,000 square feet and has a four level underground parking garage that can accommodate 124 vehicles. In addition to constructing the Portrait Building, Trammel Crow worked to renovate the interior and preserve the façade of the Greene Building, a 1929-era educational complex owned by the adjoining Calvary Baptist Church.

The $40 million project consists of approximately 122,000 square feet of office space and 12,000 square feet of retail. Leo A Daly served as the architectural firm for this development.

Cooper Lewis Condos
Scheduled to deliver in March 2006 is the new Cooper Lewis Condominiums development. The mixed-use new construction project is located at 14th & P Streets, NW and will include 18 luxury condominiums.

The 23,815 square foot development will include 5,815 square feet of ground-floor retail space. Condominium units will feature ceiling heights of 10 feet, eight inches to 14 feet, windows rising from floor to ceilings and large private terraces and balconies. The exterior of the building is a blend of new construction and historic renovation. Individual unit prices start in the $600s. Metropolis Development Company serves as the developers for the $35 million project, with RTKL Associates, Inc. serving as the architects.
